Default Making a non-madatory field into a mandatory in checkout

I can't see that my exact question has been addressed in the forums, so I hope this is a not a duplicate query:

On the checkout page, customers are asked to indicate if their billing and shipping addresses are residential or commercial. This is not a mandatory field, but I would like to change it be a mandatory field. The current default is "unknown" and not choosing an answer does not stop the checkout process - we would like an answer chosen for both areas.

Is it possible to change that? If so, does anyone know how that is done?

    Thanks.

Yes you would need to add form validation for that drop down, you can look at the states drop down. You would need to specify your own error message but the same technique applies.
